nob hill condo: renovate to sell
LETTING GO AND MAXIMIZING THE RETURN ON THE INVESTMENT
This 2 bedroom, 2 bath condo was well-loved by the owners. Purchased in the 90s as a vacation home in the prestigious Nob Hill neighborhood in San Francisco, the place was full of warm memories for the family. Our client decided it was time to let go and sell the property in 2019.
The goal was to update the condo with the goal of putting it on the market to maximize the return on the investment. We did financial projections and analysis to help determine budget and profitability of renovation costs for the client. All our decisions and choices were to support our client’s goal, and we worked with the client and their real estate broker to create a space that would appeal to the target market, on budget, on time.

We decided to do 2 full bathroom renovations, update the kitchen, update the lighting, create a modern paint scheme, and re-tile the fireplace to create a modern focal point in the living room.

The renovation was done expediently, and greatly added value and desirability to the property. The condo felt new, modern, and in move-in condition. It is a perfect home in the heart of the San Francisco.
The property sold for above asking, and above the previous price per square foot within the building.
