Burlingame home: rental renovation

This 4 bedroom, 4 bathroom rental home is large and perfect for families that need space to live, work, entertain, and study in a post-pandemic world. Located in desirable Burlingame, the home was aging, and needed a fresh overall.

The biggest improvement was the creation of a master suite. Previously the master bedroom had a very small bathroom and 2 small closets. By resizing an adjacent bathroom and closet, the master bedroom now has a large en-suite master bathroom with a double vanity, and a very large master closet and a smaller closet, adding value and desirability for today’s tenants.

All the bathrooms and the kitchen were renovated, all the interiors and exterior were repainted, new lights were installed, new appliances were added, wood flooring refinished, and new flooring was installed on the second floor. In addition, the landscaping was tidied up and a sturdy new wood fence was installed for privacy.

Master bath was small, with a very tight shower, one sink, and outdated finishes

Master bath was enlarged, with a double vanity, and full-size tub and shower. All new finishes, fixtures, and lighting scheme creates a fresh and bright master bath.

The hallway bathroom was made smaller to make the master bathroom larger. All finishes and fixtures were updated with a contemporary look. The shower tile is replicated in the new kitchen.

The area of where the tub is was absorbed into the new master bathroom without sacrificing function in the hallway bathroom.

The hallway bathroom still feels spacious and has plenty of storage after the renovation.

There is an extra guest bathroom by the garage mudroom entrance. It was small, dark, and awkward in layout.

Owner wanted to keep the full bath, so we put a glass enclosed corner shower to make the room feel larger. We also added fixtures and storage to make it a fully functional bathroom.

The kitchen was dark and dated. The original peninsula was small and inefficient.

The kitchen was fully remodeled. We replaced the original peninsula with a bigger, functional peninsula with counter space, and dedicated garbage and recycling storage.

The kitchen is now bright with a new electrical scheme. The tile provides texture and color, and there is plenty of storage. The stove now has counter space on both sides.
